The short answer
A WhatsApp AI agent for a real estate agency answers every property inquiry in seconds, day and night. It replies from the listing details you've written down, asks your qualifying questions one at a time, notes the answers on the contact, and emails you when the lead is ready for someone to arrange a viewing.

Many property inquiries come from a portal listing or a Click-to-WhatsApp ad, often late in the evening while the buyer is scrolling. The first message is nearly always “Is it still available?” If the first reply comes tomorrow morning, the buyer may have messaged three other agencies by then.

Keystone Homes · Tuesday night
  1. Is the 2-bed still available?
    Lucas · 10:47 PM
  2. Hi Lucas, yes, the two-bedroom listing is available as of our latest update. Are you looking to buy or rent?
    Kai · AI · 10:47 PM
  3. Buy
    Lucas · 10:48 PM
  4. Good to know. Do you have a budget range in mind?
    Kai · AI · 10:48 PM
  5. Around 450k
    Lucas · 10:49 PM
  6. Thanks. How many bedrooms do you need?
    Kai · AI · 10:49 PM
  7. Two, maybe three
    Lucas · 10:50 PM
  8. And when are you hoping to move?
    Kai · AI · 10:50 PM
  9. In about three months
    Lucas · 10:51 PM
  10. So that's buying, around 450k, two or three bedrooms, moving in about three months. Is that right?
    Kai · AI · 10:51 PM
  11. Yes
    Lucas · 10:52 PM
  12. Thanks Lucas. I've passed it to the team to arrange a viewing. Here's the link to the two-bedroom's floor plan.
    Kai · AI · 10:52 PM

The questions it asks

You write them yourself when you set up the agent, in plain words. For most agencies that means buying or renting, budget range, which areas, bedrooms, timeline, whether the buyer has a mortgage pre-approval or is paying cash, and whether they need to sell first. It asks one at a time and doesn't ask what it already knows. It can reply in each customer's own language; you choose this when you set up the agent. If Lucas comes back on Friday, the agent picks up from its notes instead of starting again.

LucasWhat Kai has learned

Wants to buy; asked about the two-bedroom listing and would consider three bedrooms. Budget around 450k, hoping to move in about three months. Hasn't said which areas suit, how he's paying, or whether he needs to sell first. Ready for a viewing.

When the lead is ready, you get an email with what Lucas wants, and Sam takes over the chat to arrange the viewing. Anything still marked “Not asked yet” is what Sam can ask next. Each lead also gets a score from 0 to 100, so the ones worth a call first are easy to spot.

Availability, brochures and floor plans

The agent knows only what you've written in its setup and Library. It doesn't connect to a listings feed or a portal, so when a listing sells, update it, or the agent will keep saying it's available. It also states only the prices and policies you've given it and is told never to make up a discount.

It can share up to 10 items from your Library: a brochure, a floor-plan PDF or a link to the listing page. It knows each one by the description you write, so describe them well. It doesn't read inside the PDF.

When your team steps in

Priya, Sam or Elena can take over from the shared inbox with one tap and hand the chat back when they're done. Some chats shouldn't stay with the agent at all, such as a buyer asking for a person or a question about contracts. You write those rules too. When one applies, the agent hands the chat over with a one-line reason and stops replying in it.

What it doesn't do

  • It doesn't book viewings. It never schedules or confirms a time. It collects the details and your team arranges the visit.
  • It can't open photos or documents. When a buyer sends a floor plan, photo, document or voice note, the agent thanks them and hands the chat to your team, who open it in Zymbler's inbox.
  • It doesn't chase. It replies when customers message. To nudge a list, your team sends an approved template, and any reply goes back to the agent.
  • It isn't a legal or mortgage advisor. It only states what you've written down, so add a hand-over rule for questions about contracts or financing. It can ask whether a buyer has a mortgage pre-approval or is paying cash, and the answer goes into its summary for your team.

Meta bills you for each reply the agent sends once the number's 1,000 free service messages for the month are used (your team's replies count too), apart from replies inside a Click-to-WhatsApp ad's free window. The pricing calculator shows what that comes to for your volume.

Questions people ask

Can an AI agent book property viewings on WhatsApp?
No. Zymbler's agent doesn't book or schedule anything and never confirms a time. It collects what your team needs (buying or renting, budget, bedrooms, timeline), emails you when the lead is ready, and a person arranges the viewing.
How does it know which properties are available?
Only from what you've written in its setup and Library. It doesn't connect to a listings feed or a portal, so when a listing sells, update it. Otherwise the agent keeps describing it as available.
What if a buyer sends photos or documents?
The agent can't open photos, floor plans, documents or voice notes. When a buyer sends one, the agent thanks them, says someone from your team will look at it, and hands the chat over, so you get an email. Your team opens the file in Zymbler's inbox, where files are kept for six months.
Will it follow up with leads who go quiet?
No. The agent replies when a customer messages; it doesn't start conversations. Your team can send an approved WhatsApp template to a list, and any reply comes straight back to the agent.
Can I keep my WhatsApp Business app?
Where Meta allows it, yes. The same number can stay on the app while Zymbler answers, and a reply you send from the phone pauses the agent in that chat.
Can my team see the chats?
Yes. Every conversation sits in a shared inbox. Anyone on the team can take over a chat with one tap and hand it back to the agent when they're done.
